Wouldn’t it be amazing if you could see homes for sale before they were listed on public sites like Zillow? Fortunately, you can, and there’s no crystal ball required! Use these four tips to find available real estate before everyone else.
Search the Real MLS
To search the MLS, you are going to need the help of a realtor. Realtors have access to the MLS and are able to see listings before they become public. The MLS is updated constantly, and most sellers list their homes in the database. Finding a real estate agent is the easiest way to get access to the real MLS. Getting access is especially important in today’s market because homes are going under contract so fast that sites like Zillow and Redfin can’t keep up.
Join “Coming Soon” Facebook Groups in Your Area
Facebook is an incredibly powerful tool for buying and selling real estate. If you search for “coming soon listings” in your area, you should see some pages pop up where realtors and sellers are listing properties. You’ll be able to see these listings before they hit the market and snap them up before anyone else has the chance. While you’re at it, you can pop over to Facebook Marketplace to find gently used furniture for your new home.
Leverage Your Network
Another way you can use social media to find homes before they hit the market is to make it known that you are looking. Make posts on social media and advertise to your network that you are in the market for a home. Be sure to list specific details of what you are looking for. Talk to your friends and family to see if they have any leads. Your realtor should be networking with other realtors in their brokerage and elsewhere to understand what’s coming on the market.
Use Marketing to Find Deals
This option is pretty aggressive, but it works well. You can create advertisements on social media and select custom audiences to market to people who have property for sale that may not be listed. Create ads that let them know you are interested in buying their home. You can also send flyers and letters by snail mail. Some people even dress up as Disney characters and go out in the neighborhood to network and find sellers that way. It’s a different level of aggression, but it’s going to set you apart and it’s going to help you find houses in a crazy market. It’s an excellent tactic, especially for real estate investors.
